Luxora Real Services Corp Services Agreement
This Services Agreement ("Agreement") is entered into by and between Luxora Real Estate Services/LuxoraTC ("Service
Provider") and ____________________________________________________, agent with ____________________________________________(name of real estate brokerage), the undersigned client ("Client"). This Agreement outlines the scope of services, fees, and the terms governing the professional relationship between the parties.
1. NO FEE GUARANTEE
- Standard transaction coordination services, If a transaction fails to close for any reason, Luxora will not charge a fee.
Luxora will prepare your release - cancellation, e-sign for signatures, and submit for return of escrow.
- Offer/Contract preparation fees are prepaid. However, if an offer is not accepted, Luxora will prepare additional offers (for the same buyer) at no extra charge until one is accepted.
- MLS input/Listing Agreement/Lease/ and Market Fees are prepaid.
2. SCOPE OF SERVICES
2.1 Listing-Side Transaction Coordination
- Comprehensive contract review
- Verification of dates, initials, signatures, and contact details for all parties
- Creation of contact information sheet
- Notification to all parties and escrow/title initiation
- Distribution of executed purchase agreement
- Management of a secure online transaction file
- Ongoing communication and deadline tracking
- Delivery and monitoring of disclosure package execution
- Review of contracts for compliance and accuracy
- Contingency and disclosure deadline tracking
- Assembly and delivery of seller disclosure packages
- Lender follow-up regarding appraisal status
- Coordination of escrow, warranty, and closing instructions
- Submission of complete compliance file prior to closing
- Sign removal order
2.2 Buyer-Side Transaction Coordination
- Thorough contract review
- Introduction to all transaction parties
- Creation of a detailed transaction timeline
- Document upload and compliance review
- Timeline tracking for earnest deposits, escrow packages, and HOA documents
- Coordination with escrow, title, and lenders
- Lender follow-up regarding appraisal status
- Acquisition of HOA documents
- Monitoring of loan, inspections, contingencies, and disclosures
- Submission of final documentation and compliance file
2.3 Offer & Purchase Contract Preparation ($125)
- Drafting and review of offers
- Inclusion of all required disclosures
- Coordination of electronic signatures
2.4 Listing Agreement Preparation ($125)
- Drafting of customized listing agreements
- Attachment of all necessary disclosures
- Coordination of electronic signatures
2.5 MLS Listing & Showing Setup ($125)
- Complete property listing input into MLS
- Delivery of seller disclosures
- Upload of disclosures and marketing media (Pictures)
- Setup of showing software and sign install order
2.6 Lease Agreement Preparation ($125)
- Drafting of lease agreements
- Inclusion of required disclosures
- Coordination of e-signatures and compliance
2.7 Marketing Services
- Agent Branding: $100
- Property Flyers Design: $40
- Social Media Content (Self-Posting): $135
- Social Media Management (Full-Service): $250
3. FEES
Residential Transactions
- $395: Buyer or Seller-side Transaction Coordination
- $595: Dual Representation (Buyer + Seller)
Offer & Listing Services
- $125 each: Offer/Purchase or Listing Agreement Preparation
- $125: MLS Property Input, Disclosures, and Showing Setup
Additional Services Available (Call or email for pricing)
- Appointment scheduling for inspections, repairs, appraisals, etc.
- Lockbox rental and installation
Marketing Services
- As listed above
4. COMMUNICATIONS AND UPDATES
- We provide bi-weekly status updates via email or chat for all active files.
- Client communication is entirely at your discretion.
- If preferred, we will handle client communications with you copied on all emails and texts.
5. SERVICE DELIVERY
All services are delivered digitally via secure cloud platforms and/or approved e-signature systems. Communication is
maintained via phone, email, and text to ensure clarity and efficiency.
6. TERM & TERMINATION
This Agreement shall remain effective for the duration of the services rendered. Either party may terminate this Agreement in
writing at any time. Termination does not nullify payment obligations for services provided prior to termination.
7. LIABILITY
Luxora functions as a neutral third-party transaction coordinator and does not provide legal, brokerage, or financial advice.
Clients are responsible for the accuracy of information and decisions made during the transaction process.
8. GOVERNING LAW
This Agreement shall be governed in accordance with the laws of the state where the transaction occurs.
9. PAYMENT INSTRUCTIONS
Luxora will send you an invoice before closing, and you may pay by check or Zelle. If you prefer and if your brokerage allows we can include the fee on the HUD for direct payment at closing.
